This property was formerly a us army recruiting center, it has a 11,732 sf main building of office, mixed use and storage space including large open area with high ceiling and storage caging. both of constructed of concrete block with a brick veneer on a concrete slab foundation. the building was originally built in 1958 but was renovated in 1990 with hvac systems, windows, roof, etc.  An additional 2,864 sf shop/maintenance building on the property is one and a half story structure with deep steel I beams, prefab steel joists and a corrugated steel roof deck. next to it is a overhead truck height canopy, over a half acre of parking, and 5 acres of land with 6’ galvanized chain link fence surrounding it.

Overall the property is in good condition, there are no major problems, repairs, leaks, damage etc to it but there was vandalism to the exterior electrical box and wiring leading to the AC system with an approx repair cost of $3K...i have photos available of damage if you would like to see it and the ac systems itself were not damaged. the utilities have been turned off since the government left the property 3 years ago but except for the electrical damage above there has not been any other problems and all electrical and plumbing inside the buildings are intact and in good condition. the main heating boiler was property drained and shut down when the govt left and the hanging heaters in the storage/training area of main building and the maintenance shop are all there and also in good condition.
the electrical power is 480/240v 3 Ph power to building.

the roof on both buildings are in good condition, no major leaks or problems, both are rolled flat type and were replaced in 1990 and maintained by the govt. there is a crack in the back of the wall in the main building in the storage/training area (photos also available) but is not affecting the usage or causing a major problem and needs to be "re jointed".
the property is on public water and sewer with the texarkana water utility, there is also a storm drain on property and a easement through the property for a 30 inch sanitary sewer main on a half acre of the property. i have a scan of the main layout of the building and property and can email it to you if desired.

there are no major environmental problems on the property or ground contamination, the govt checked the property before selling it at public auction and if there ever was any problems found it is written in deed that they would still be responsible for its cleanup...if found to be from their not future usage. there was asbestos found in the floor tile of the main building  (as in many older buildings) but if left alone, covered or removed properly if desired then there is no environmental problem with it. also there was lead based paint found in the original paint used on the metal surfaces but was covered up with previous paintings and when renovated and again if not improperly removed then it will not be a problem. i have all these details in the original IFB from the federal government and can send any of it via email if desired.
